A.     Designed and implemented a $250,000,000 forward funding facility, for a single client, that covered the construction and permanent funding requirements for approximately twenty projects.  (1998-1999)

B.     A principal team member in the design, negotiation and authorization phases of a $300,000,000 Mello Roos infrastructure financing program for the Playa Vista (new community) developers on the 1,100 acre Howard Hughes site in Marina Del Rey.  (1996-1997)

C.     A rural, rental housing, 100% assisted low and very low income development of 188 residential units with seven (7) layers of assistance.  (1994)

D.     Airspace, participating leasehold multi-family and retail project financing(s), including $25,000,000 in multi-family bond financing and $13,600,000 in Community Facilities District bond financing.  (1993)

E.      Prototype, $39,400,000 FSA, "AAA" insured multi-family bond financing with bond financing second and third mortgage tier, and three tiers of additional subordinate assistance.  (1992)

F.      Insurance Company Private Placement, customized four (4) year forward, multiple draw, office and commercial (mixed-use) permanent mortgage with a "construction funding facility" in Fresno, California.  (1989-1992)

G.     Three (3) phase, 2,000 bed space Student and Faculty Housing Program (design development, construction oversight consulting and permanent bond financing) for California State University, Northridge.  (1989-1991)

H.     Tax Increment Bond Issue for Commercial Project Acquisition, Redevelopment and Renovation of a major commercial center and the related infrastructure.  Monterey Park, California.  (1989-1990)

I.        Prototype Pacific Gas and Electric competition for Regional and Division Headquarters Facilities, including design development; construction financing; permanent financing; redevelopment land acquisition; and, Area Renewal Program.  Fresno, California.  (1988)

J.       Negotiated and structured the financial agreements and development joint venture agreements (with related land lease) for the first joint venture of a private developer with the California State University System for the development of surplus university land.  Northridge, California.  (1986)

K.    Designed and implemented an unsecured, tax-exempt Certificate of Participation for industrial park subdivision improvements and public improvement financing, including freeway ramps and a water system.  Simi Valley, California.  (1985)

L.      Internal Revenue Service (IRS) Letter Ruling obtained subsequent to negotiations for a colloquy on the floor of the House and Senate addressing Congressional interpretations of the Tax Clean-Up Bill to the 1984 Deficit Reduction Act.  (Result: Permitted the potential of several billion dollars of refunding to be carried out across the nation.)  (Griffin Homes Letter Ruling, 1984-1985.)

M.   Tax-Exempt, Single Family Housing Revenue Bond Mortgage Restructure Program for Fresno County, from fixed rate to graduated payment mortgage structure; starting rate dropped 4% (13.12% to 9.82%) and mortgage rate dropped approximately 1% (13% to 12.29%).  (1984)

N.    Six (6) Stage Financing Program for an industrial facility and related equipment.  Fresno, California.  (1983)  (Result: SBA Minority Manufacturing Business Of The Year Award, 1984.).

O.    Five (5) stage financing program for Hidden Canyon (between Griffin Homes and the City of Thousand Oaks).  Assessment District bonds (5 series of bonds) and three (3) series of single family, tax-exempt takeouts of $55 million-plus.  (1983)

P.      Shared Appreciation Mortgage authorizing legislation (State of California).  (1981)
